HOW TO APPLY FOR A RENTAL PROPERTY

The following details the step by step process involved in finding your rental home through our office.

 

Research properties for rent

View our available properties via our website or by visiting our office and picking up a rental guide.


Apply for a property

Apply for a property online by clicking here or contact our office for a written Application Form.


Tenancy Database check

Once your Application Form has been received, we will complete a Tenancy Database Check (TICA) on all named applicants.  If the TICA check is not satisfactory, you will be contacted and advised that you are unable to rent through our agency.


Inspection

If the TICA check is satisfactory,  our Leasing Manager will contact you to arrange a suitable time to inspect the property(ies) you have listed on your Application Form, or may suggest suitable properties to inspect which match your requirements.

 

Rental Provider's decision

Once we have processed your application, we will then be in contact with the rental provider (landlord) of the property for a final decision.  We endeavour to have a final decision within 48 hours of your inspection of the property.

 

SMS/Phone contact

Should you be successful in your application, we will contact you to discuss the next steps including the signing of the Rental Agreement, payment of bond and rent and picking up the keys to your new home. 

If you are unsuccessful in the application process, an SMS will be sent to you advising you of the outcome.

Know your rights as a renter

Before deciding to rent a property there are a few legal requirements that you need to take into consideration.  A Residential Rental Agreement or 'lease' will be drawn up, which sets out the rights and responsibilities of the renter and rental provider.  A lease will include information such as:

  • Location of the property
  • Total rent
  • Amount of the bond
  • Commencement and end date of the tenancy
  • The rental provider's and renter's names
